years. Now we are headed for the next great leap forward as our own senior
housing developer. After hundreds of development management support role
assignments in some 43 states, Rainmaker is now moving into the development
arena in the form of new senior housing joint-venture opportunities for our own
account.
Rainmaker has had the opportunity to see what works and what doesn't work. We're focusing our energies on the development of Continuing Care Retirement Communities ("CCRCs"). The CCRC venue offers us the opportunity to showcase our modified CCRC plan of services and proprietary services delivery program. But, we need some help.
We're looking for land. We are seeking development sites that meet the following criteria:
Size: approximately 20 acres.
Cost: $8 per square foot or less - adjusted for market and subject to independent MAI appraisal.
Location: suburban areas - typically not rural with traffic counts of between 15,000 to 45,000 cars per 24-hour period.
Utilities: all pulled to site.
Zoning: zoned for a density of 25 units per acre - fully entitled.
Environmental: clean - last six (6) months preferred.
FEMA Status: 500-year floodplain.
MAI appraisal.
