Generally speaking, there are two (2) types of market studies undertaken within the context of the senior housing industry:

Full Scope.  The full scope approach is an investigation into the development potential for rental independent living, rental assisted living and entry-fee senior housing within a given marketing area.

Specific Use.  The specific use approach is an investigation and analysis of a given geographical primary marketing area for a specific senior housing sub-group (rental independent living, rental assisted living or entry-fee senior living).

These different approaches provide for different study production costs.  The variable production costs of senior housing market studies are based, more or less, on the number of competitive facilities that have to be surveyed within a given project site's geographical primary marketing area.  Once those issues are determined, a flat fee services proposal can be accurately created and submitted to the client for approval and funding.

The purpose is always the same; market feasibility studies, financial feasibility studies and business model feasibility studies are used to support the developer's material representations and warranties owing to the acquisition of at-risk capital contributions.  Everything else serves this interest and everything else in the deal to come is served by this interest.  Look at it this way, if you have enough cash on the closing table (regardless of source or type), commercial bank lenders will jump through hoops to get the deal and that means the recourse issue and cross pledge issues are on the table.
