Retirement Housing Financial Feasibility Studies

The production of senior housing pro forma financial presentations are subject to the following terms and conditions:

• Payment: Due upon acceptance of services agreement.

• Production Time: Not to exceed 21 days from date of receipt of requirement payment, executed agreement and required supporting documents (market study and strategic business plan).

• Fee: Typically $15,000.00.

• Transmittal.  All documents are transmitted by electronic file in MS-WORD format.  Some files (including the compiled final reports) are posted on the web server due to their size (a typical pro forma financial presentation is a 20 megabyte file).

• Document includes:

  • 5-Year Forecast Period.

  • All Main FASB Schedules (balance sheet, sources & uses, cash flows statement and income statement) on an annual and month-by-month basis.

  • All department expense schedules (annual and month-by-month basis).

  • Non-operating expense schedule (annual and month-by-month basis).

  • Occupancy schedule (month-by-month and annual basis).

  • Routine revenues schedules (month-by-month and annual basis).

  • Ancillary revenues schedules (month-by-month and annual basis).

  • Technical discussion of key findings.

  • Charts and graphs.

  • All empirical assumptions.

  • All component schedules are provided on a stand-alone basis for the purposes of providing quick reference and confidentiality.
