The Initial Market Feasibility Analysis.  The goal of the market feasibility analysis is to provide definitive evidence of entrenched demand for the type of commercial income-producing property being proposed for capital financing and the revenue stream capture opportunity that demand may in fact present.  Rainmaker utilizes a comprehensive approach to each assignment - providing reporting detail on sales revenues, services and amenities schedules, project staffing, operating costs, occupancy/operating capacity schedules and related elements.  In terms of project feasibility studies, the market feasibility study is the most important document in the continuum of commercial real due diligence documents that are required to support a capital funding request as all other documents are based, to one extent or another, the market feasibility analysis; then

The Pro Forma Financial Analysis.  The conclusions of the market analysis must then be tested in order to determine if they are relevant and supportable (talk to us and we will explain why this is so important to understand).  Rainmaker Underwriting's approach is to utilize the data points of the market feasibility study as the key assumptions in the forecast pertaining to revenue streams, staffing requirements, wage rates and operating expenses to create a working model of the expected results of all operating and non-operating cash flows to reach the ultimate outcome of the best balance between the client's business model, the proposed owner's program, the market evidence and the resulting impact all of these have on the potential economics.  Rainmaker's exclusive software provides an incredible level of detailed reporting of all schedules that include the assumptions for each component schedule's line items and comprehensive line item notes to the pro forma financial statements.  While the market feasibility study may be considered to be the crown jewel (in terms of project feasibility studies) the pro forma financial presentation is always the document most eagerly anticipated because limiting subjective financial investment risk and maximizing the opportunity for a successful underwriting outcome (i.e.: obtaining funding for your project) cannot happen in a vacuum where the market analysis conclusions are left unaddressed and potentially fatal assumptions can (and often do) result.
