The business
plan of operations for a commercial real estate development program is
provided for the purpose of instructing managers and officers on how to
undertake actual operating activities on a concerted basis and for a
common business goal (the generation of surplus cash flows in excess of
costs is the key goal of all operations business plans). The business plan of operations must go all
the way down to the employee class level (e.g.: duties assigned to the
maintenance assistant, maintenance director, executive director, chief
operating officer and chief executive officer) The plan covers
every shift of employees, every manager and every officer. The
typical pyramid structure used for centuries is slowly being replaced by
a more intuitive business model that allows the exchange of information
(the key component of productivity increases in the labor pool) from all
levels of the business to all levels of the business in real-time (or
nearly real-time). Accordingly, the degree of sophistication of
the labor force is a material factor in the ultimate success of the
venture required to pay acceptable economic benefits to investors that
serve to increase wages and assets - the growth agents of business.
The Rainmaker approach is
to break down each department and provide a level of "plug and
play" technology applications that is endemic throughout the
company for at least the purposes of receiving and transmitting
information pertaining to business operations as quickly as
possible. This requires that today's operations envision
tomorrow's risks and provide a basis for dealing with these risks and
changes in a way that is responsible and prudent.
The resulting final
document provides for both the establishment of business norms (the
"corporate culture") and the establishment of management
practices at the shift level, the department manager level and the
executive level of the company. Each key operating tenet
pertaining to the production capacity of the business is accounted for
and the management reporting plan is designed to serve the needs of the
capital markets.
The body of the plan
incorporates all of the key discussion issues that accompany the typical
capital funding cycle presentations required to acquire capital
financing sufficient to allow for the business profits to be potentially
realized. Each plan's discussion materials and topics are divided
into the following document headings:
