What if you set up the transaction due diligence documentation for the purposes of syndicating a large measure of equity financing for specific property development programs?  Using the fractional tenants-in-common real estate ownership interest approach, an investment syndicate can have a finite holding period and a defined benefit - meaning the economic benefit is tied to a specific commercial income-producing property asset and not the entirety of the development program.  The advantages of this approach include:

Increased capital access.  Now the developer/promoter of the master-planned community development can cut up the total program into individual elements and sponsor syndications for each one, re-leveraging the seed capital investment again and again.

Increased profitability.  By segregating the overall project into its component development programs, the developer can custom design the capital funding to allow the developer to access a higher level of distributions than would be possible if the entirety of the program was given over to a single integrated financing.

Non-Recourse financing.  The zero-coupon fractional commercial real estate syndication provides capital financing on a non-recourse basis, the sufficiency of which allows the developer to negotiate the local commercial bank financing on a non-recourse basis and also receive a waiver of the cross-default and cross-collateralization pledges.  This fulfills the fundament conditions precedent to the execution of a "bootstrap rollout" wherein, the developer has the opportunity to continually expand into more and more projects if the developer can arrange to receive a refund of the developer's seed capital investment.

Developer refunds.  The zero-coupon fractional commercial real estate syndication plan is designed and structured for the purpose of allowing the developer to receive a refund of the developer's seed capital investment while the project is still in the pre-construction phase.

Interest cost reductions.  The design of the zero-coupon fractional commercial real estate syndication is structured so that the imputed interest carry is no longer a materially-significant issue.  The essence of the syndication is to create a flexible financing schedule that fits the needs of the developer and the syndicate participants.
