Our services program focuses on the deliverable
and these generally conform to the following process:

Initial Demographic Data Analysis. The
pertinent demographic profiles are generated and then tested within
the geographical primary marketing
area of the business site. If the initial demand model
works for the business then we move to the next level and test the
data on the ground (in the PMA).

Field Investigation. The field
investigation provides the basis for assessing the quantitative and
qualitative data in terms of the end-user. This information is
used to bring the demographic data to a current context (the reason
being most data sets are at least 6 months old and some is much
older than that; and therefore, subject to change that must be
verified in situ).

Final Data Reconciliation. Once the
field investigation data streams in, the demographics analysis may
then be modified to reflect the on-the-ground conditions. From
this we can provide the usual key milestone data sets for the
project, to wit:

Routine Revenues. RMC clients are
typically focused on the revenue stream. How much over
what period? That's the key question because it is the
central driver for almost every project. What is the
opportunity? Here you find out.

Utilization/Occupancy Rates. How
long to lease up to stabilization? What is the maximum
sustainable occupancy rate for my project? Get some
answers.

Lease-up Rates. How fast will it
sell-out, lease-up and/or otherwise increase operating capacity
and drive earnings?

Operating Costs. What wage
rates? What operating cost points are there? How
does this impact revenues, earnings and value?

Schedules of Services. What should
be the standard services, features and/or benefits? What's
extra? Why?

Amenity Requirements. Your
property's development profile doesn't happen in a vacuum and we
can't afford to build the wrong assets. Let the data drive
