Welcome to the investor's corner. Rainmaker supports
the needs of the small investor by providing a portal to investment
opportunities that are culminated as real estate transactions and not securities
sales. The basic transaction structure focuses on the following issues:

Pro-rata Ownership. The developer does not get a
carried interest, only an earn-out. All transactions are sales of tenants-in-common
estate ownership interests - not securities. |

Buy-Back. Each transaction requires the
developer to provide the investor with a buy-out option at an agreed upon
time by all parties. |
 |
Operations. The senior housing projects require
that the developer pays for insurance, property taxes, maintenance and
housekeeping. Unit owners do not ever occupy the living unit. |

Income Sharing. The highest splits - 50/50
between developer and real estate owner for routine rental revenues
(healthcare services related revenues are not shared with investors). |
 |
Payouts. All payouts are on a monthly basis by a
third-party fiduciary so that the investor is never in the position of
worrying about whether or not the developer will pay the investor; the
developer has no choice in the matter. |
 |
Minimum Investment. As low as $250,000 per
living unit and each living unit is set-up to be outside of the project's
permanent mortgage. |
