Welcome to the investor's corner.  Rainmaker supports the needs of the small investor by providing a portal to investment opportunities that are culminated as real estate transactions and not securities sales.  The basic transaction structure focuses on the following issues:

Pro-rata Ownership.  The developer does not get a carried interest, only an earn-out.  All transactions are sales of tenants-in-common estate ownership interests - not securities.

Buy-Back.  Each transaction requires the developer to provide the investor with a buy-out option at an agreed upon time by all parties.

Operations.  The senior housing projects require that the developer pays for insurance, property taxes, maintenance and housekeeping.  Unit owners do not ever occupy the living unit.

Income Sharing.  The highest splits - 50/50 between developer and real estate owner for routine rental revenues (healthcare services related revenues are not shared with investors).

Payouts.  All payouts are on a monthly basis by a third-party fiduciary so that the investor is never in the position of worrying about whether or not the developer will pay the investor; the developer has no choice in the matter.

Minimum Investment.  As low as $250,000 per living unit and each living unit is set-up to be outside of the project's permanent mortgage.
