Condominium Conversion Loans, Lending & Investing...

The commercial lending market (and the condominium conversion loans market segment in particular) is expected to remain  in stasis for the foreseeable future.  Multifamily housing development loans (including condominium conversion loans, HUD, FHA, mezzanine, bridge, hard money condominium conversion loans) have fallen out of favor with most of the major commercial banks due to the sub-prime lending crisis that is still unfolding.  Until the sub-prime crisis is resolved (meaning all losses are acknowledged, reported and funds recapitalized with additional equity contributions) these types of loans will be difficult to undertake and a condominium conversion loan will require a strong equity commitment on the part of the developer/sponsor.  Rainmaker Marketing Corporation advises the borrower to allow for more processing time while the money hunt is being undertaken to find a fund (or other qualified institutional buyer) that is actively underwriting these condominium conversion loans within the borrowers geographical area.  Think about using a condominium sales plan to help finance your project - whether it is housing or not.
