The typical commercial real estate foreclosure financing program is designed to provide you with the following benefits:

Free initial evaluation.  We're always willing to hear what you have to say and to see if we can help you construct a viable opportunity.

No waiting around.  Once you have the documentation (and it isn't much) and we get an appraisal of the property, we can close on a transaction in as little as 14 days.

Reasonable fees.  The fees are based upon the risk profile of the transaction.  As a general rule, the riskier the deal is to the funding group, the more money out of your pocket we have to have to induce them to take the risk and fund the transaction.  In some cases we can fund some of the points out of the loan proceeds, but unless you are Warren Buffett you are going to be funding some points, plus the legal fees, plus the appraisal costs and any other out-of-pocket costs that are not allowed in the new loan or joint-venture financing.  It will be relatively reasonable, but there isn't going to be a free lunch.  If you are not prepared to be reasonable and fund your loan costs, then you are wasting your time and you will lose your property.

Reasonable Repayment.  In some cases we will offer up to two (2) years for you to retire the loan, but you will retire the loan or lose the property as this is not long-term financing.  By its very nature, this is a short-term bridge and we know where everyone stands.  This is a foreclosure that we are forestalling and there is real risk.

Debt Reduction.  In some cases we can reduce the overall debt on the property as our goal is to have you increase cash flow (production of working capital instead of uses of working capital).
