financing in the near-term. The most common tax-advantaged product
overlooked by developers of commercial office buildings are the New
Markets Tax Credits (NMTCs), but newer developments - especially the
federal bonus depreciation expense allowance component of various economic
stimulus packages remains relatively unknown; in spite of the fact it can be
as much as 8% to 14% of the total capital sources - that's materially
significant. |

Condominium
investment programs. Creating a condominium plan for the purposes of
sharing the commercial income generated by the units on an ongoing basis in
exchange for the sale of condominium plan units. This can provide
another large measure of the equity financing, but is limited to the closing
days of the construction phase activity schedule due to consumer protection
laws in most states. Having said that, the condominium sales program
proceeds may be pledged to the lender for debt reduction (or what amounts to
the same thing) so as to induce the lender to make the development and
construction mortgage financing loan on a non-recourse basis. |

Fractional Commercial Real Estate Syndications. If you are seeking to
develop a commercial office building (of any class) and are having trouble
