Commercial Office Building Finance Consultants & Funding Program Information...

Tax credits and tax-advantaged investments.  This is the most common area of structured finance opportunity that is left behind by the developer, but can have a telling impact because every one of these statutory entitlements can become the basis for creating an annuity that can be discounted in exchange for financing in the near-term.  The most common tax-advantaged product overlooked by developers of commercial office buildings are the New Markets Tax Credits (NMTCs), but newer developments - especially the federal bonus depreciation expense allowance component of various economic stimulus packages remains relatively unknown; in spite of the fact it can be as much as 8% to 14% of the total capital sources - that's materially significant.

Condominium investment programs.  Creating a condominium plan for the purposes of sharing the commercial income generated by the units on an ongoing basis in exchange for the sale of condominium plan units.  This can provide another large measure of the equity financing, but is limited to the closing days of the construction phase activity schedule due to consumer protection laws in most states.  Having said that, the condominium sales program proceeds may be pledged to the lender for debt reduction (or what amounts to the same thing) so as to induce the lender to make the development and construction mortgage financing loan on a non-recourse basis.

Zero-Coupon Fractional Commercial Real Estate Syndications.  If you are seeking to develop a commercial office building (of any class) and are having trouble finding non-recourse financing, then it's time you stopped listening to the Siren's song of baloney your commercial banker is spouting and climbed up to dry land.  The commercial banker says you can't obtain non-recourse bank financing.  We will structure the deal so they have no choice and they will accept the loan on a non-recourse basis.  The commercial banker says you can't have funding in the pre-construction phase.  We will structure the deal so that not only can you get your hands on the funding before the end of the pre-construction phase, but also obtain it on a non-recourse basis and without an equity dilution hit.
