GO Zone Tax-Exempt Bond Financing

The GO Zone Tax-Exempt Bond Financing Program is targeted on the following distinct areas (as they apply to commercial real estate development financing): 

  • Housing Development.  The majority of the GO Zone tax-exempt bond authority is targeted on the production of Low Income Housing and come with an additional allocation of Low-Income Housing Tax Credits (LIHTC) for incentives to build housing targeted on the poorest of dwellers.  Warning: Louisiana is targeting its program on "mixed housing" communities meaning preferences are being given to projects that offer a mix of market rate and low income restricted units.  This could be problematic for long-term horizon investors as these communities are likely to turn into a new generation of slums.

  • Commercial Development.  The GO Zone tax-exempt bond authority includes funding for the development of commercial business operations within the various states covered by the GO Zone Act.  Rainmaker is of the opinion that this portion of the Act is where the "meat" of the economic opportunity may in fact lie and could make a huge difference to businesses considering entering the markets covered by the Act.
