Collect Required Third-Party Reports.  Every material representation must be covered by a third-party report that substantiates the representation.  There can be no exception to this rule even though it is the rule that is most often broken (resulting in a funding failure in every single instance).

Create Fractional Ownership Plan.  The syndication sales plan is the heart of the beast and the structure of the sale contract, the secondary contract-for-deed buyback, coterminous ground rent contract and security agreement are what make the syndication a cinch.

List Syndication.  Execution of the sales and marketing plan.  Time to get it done.  If you have the right elements this should require only 21 days to complete.

Complete Mini-Side Construction Loan Process.  If your project needs a construction loan, you do the loan submittal AFTER you close the syndicate because it creates more financial investment leverage for you and less risk for the bank.
